Land Clearing Services in Langley & the Fraser Valley

Brush clearing, stump removal, vegetation management and site leveling done right

Excavator clearing and working sloped, overgrown ground in BC

There’s a certain kind of property out here that every Fraser Valley landowner recognizes: the corner of the lot you’ve been meaning to deal with for years. The tangle of blackberry and alder, the old stumps, the brush so thick you can’t walk through it. Maybe you want to build on it, farm it, fence it, or just take your land back. Either way, it has to be cleared first — and clearing it properly is a much bigger job than a weekend with a chainsaw.

At GroundStone Excavating, land clearing is one of our favourite jobs, because the before-and-after is so dramatic. We clear residential lots, acreage and commercial sites across Langley, Aldergrove, Abbotsford and the wider Fraser Valley. Here are the questions people ask us before they pull the trigger on a clearing project — and honest answers to each.

What does land clearing actually involve?

In the trades you’ll hear two words: clearing and grubbing. Clearing is the removal of everything you can see above ground — trees, brush, vegetation and debris. Grubbing is what happens next: pulling out the roots and stumps left behind so the soil is genuinely ready for whatever comes after. A lot of cheaper “clearing” jobs skip the grubbing and just cut things at ground level, which means the roots rot, the ground settles, and the brush grows right back. Done properly, clearing leaves you with clean, workable ground.

On most of our jobs, the work breaks down into a handful of steps:

How much does land clearing cost?

The honest answer is that it ranges widely, because no two lots are alike. A lightly wooded acre is a quick job; an acre of mature trees, heavy brush and big stumps with poor equipment access is a very different number. The main cost drivers are how densely the land is covered, the size and number of trees and stumps, how easily our machines can reach the work, and what has to happen to the debris afterward. Hauling material off site costs more than chipping it on site, for example.

Rather than guess over the phone, we come out, walk the property, and give you a real written estimate based on what’s actually there. You’ll know the scope and the cost before anything starts.

Stump grinding or full stump removal — which do I need?

This one comes down to what you’re doing with the land. Stump grinding uses a machine to chew the stump down to below ground level, leaving the deeper roots in place. It’s faster and cheaper, and it’s perfect when you just want a clean surface to landscape or mow over. Full stump removal pulls the entire stump and major roots out of the ground with excavation equipment — more work, but the right call when you’re building, farming, or anywhere those roots would get in the way.

If you’re prepping a building site, removal is usually the answer. If you’re just cleaning up the yard, grinding often does the trick. We’ll tell you straight which one your project actually needs — not which one pads the invoice.

Do I need a permit to clear trees in Langley?

Often, yes — and this catches a lot of people off guard. The Township of Langley Tree Protection Bylaw regulates the cutting and removal of trees, and a permit is required in many situations, with rules around protected trees and their critical root zones. There are exemptions (Agricultural Land Reserve property and active development applications are treated differently), so the right answer really depends on your specific parcel.

On top of municipal rules, there’s a federal one that surprises people: it’s illegal to disturb active migratory bird nests, which effectively limits major clearing during the spring and early-summer nesting window. We work within these rules every day — we’ll help you understand what your property needs and time the work so you’re not the one facing a fine or a stop-work order.

When is the best time of year to clear land?

In the Fraser Valley, the drier months — roughly late summer through early fall — are usually ideal. The ground is firmer, so heavy equipment can work without churning your property into a mud pit, and you’re clear of the peak bird-nesting season. That said, plenty of clearing happens year-round; it just takes more care in the wet months. If your timeline is flexible, we’ll suggest the smartest window for your particular site.

Residential or commercial — can you handle both?

Absolutely. A backyard cleanup and a multi-acre commercial site need different equipment and planning, but the fundamentals are the same: clear it properly, deal with the debris responsibly, respect the rules, and leave the ground ready for the next step. Whether you’re a homeowner reclaiming an overgrown lot or a developer prepping land for a project, we scale the work to fit.

Why GroundStone Excavating?

Land clearing rewards the right equipment and real local knowledge — and punishes shortcuts you’ll be living with for years. We know how this region grows, we respect the tree and wildlife rules that protect everyone, and we don’t just knock things down and leave a mess. We hand you back clean, level, build-ready ground. Clearing is usually the first step of a larger site preparation job — once the lot is open, it’s ready for foundation excavation, a new driveway or access road, and everything that follows. If you’ve got a piece of land that needs taking back, we’d love to see it.
