Site Preparation Services in Langley & the Fraser Valley

Land clearing, grading, drainage and excavation that gets your property ready to build

Here’s something most people don’t think about until they’re standing on a muddy lot with a builder tapping his watch: nothing on your property gets built until the ground is ready for it. No foundation, no driveway, no shop, no septic field. The dirt comes first. And in the Fraser Valley — where one lot can be flat clay and the next is a wet, sloped corner of an old farm field — getting that first step right is what keeps a project on budget instead of bleeding money for months.

At GroundStone Excavating, site preparation is what we do. We work across Langley, Aldergrove, Abbotsford and the surrounding Fraser Valley, and we’ve seen just about every kind of ground this region can throw at a build. Below, we’ll walk through what site prep actually involves, answer the questions we get asked most, and explain how we get your lot ready to go.

So what is site preparation, really?

Site preparation is everything that has to happen between “I own this land” and “we can start building.” It’s the unglamorous, absolutely essential groundwork. Skip it or rush it, and you’ll feel it later in cracked slabs, pooling water, and a driveway that turns to soup every November.

On most of our jobs, site prep covers a handful of core tasks:

How much does site preparation cost?

This is the first question almost everyone asks, and the honest answer is: it depends on your lot. A flat, already-cleared building site is a very different job from a wooded, sloped acreage with a high water table. The big cost drivers are how much clearing is needed, how much earth has to move, how far equipment has to travel to reach the work, and whether the soil needs to be hauled off or brought in.

Rather than guess, we come out, walk the property with you, and give you a real number based on what we actually see. No vague phone quotes, no surprise charges halfway through. You’ll know what you’re paying for and why.

Do I need a permit before clearing or grading my lot?

Often, yes — and this trips a lot of property owners up. In the Township of Langley, moving soil on or off a property can require a Soil Deposit and Removal permit, and most construction sites need an Erosion and Sediment Control plan to keep mud and silt out of the municipal drainage system. There are also rules around tree protection and bird-nesting season for land clearing.

It sounds like a lot, and it can be. The good news is that this is familiar ground for us. We’ll help you understand what your specific project needs and make sure the work is done the way the Township expects, so you’re not the one getting a stop-work order down the road.

My lot is wet or sloped. Is that a problem?

Welcome to the Fraser Valley. Wet ground, clay soil and sloped lots are the norm out here, not the exception. They’re not deal-breakers — they just mean drainage and grading have to be done thoughtfully. Get it right and water moves away from your home on its own. Get it wrong and you’re looking at a flooded crawlspace and a foundation working overtime.

That’s exactly the kind of challenge we like. Proper slope, good fill, smart drainage placement: it’s detailed work, but it’s the difference between a property that drains itself and one that fights you every rainy season.

What about getting the lot ready for a septic system?

If your property is outside municipal sewer service — common on Fraser Valley acreage — you’ll need a septic system, and the ground has to be prepped properly to receive it. That means excavation in the right spot, the right soil conditions, and careful grading around the field. Site prep and septic go hand in hand, and our roots are in the onsite wastewater world — our sister company GroundStone handles septic design and installation across the Fraser Valley — so this is second nature for us. We’ll make sure the excavation and grading set your system up to work for the long haul.
